Carlisle Church Closed in and Headed Towards Completion


        A start day delayed by challenges with the site plan permitting has resulted in a late March delivery date. Working closely with the General Contractor the project has remained at the budget, an important requirement of the church. The Church Community is increasingly pleased as they see the building nearing completion, and is anxious to have their first service in the new sanctuary.

Charlotte Building department talking Racking

 
    Glen attended the box lunch series program on racking. The Plan review folks and inspectors are requiring more information on drawings submitted for permits. The following are some of the KEY take-aways from the meeting.
  • Does an old sprinkler system have the capacity for high stacking and narrower aisles?
  •  Does the new layout meet emergency exit requirements and travel distances?
  • Are adequate exit signs and battery white exiting lights in the design or space?
  • What is the condition of racks if used racking is part of an installation? Bent and damaged components must be repaired and strengthened if incorporated.
  • All racking must be bolted to the floor, and the bolts must be compliant with the design shown  on  the permit drawings, including size and number of bolts.
  •  Do the current adjacent tenant spaces still meet all fire safety requirements?
  • The inspectors will be looking for signs of improvements or renovations that do not appear code compliant.
  •  The inspectors will also be looking for missing rails, which are a sign that parking lot overlays have changed the lowest riser.
  • Missing or damaged roof drainage systems components that may be putting  water on stairways.
  •  Added canopies that block lighting.
       SAA has included this information on our plans for a while and always walks through a space to look for items that will trigger a difficult inspection. Call us, we can assist you with these issues.

Adding an Accessible Compliant Entry

With some businesses downsizing, many landlords are getting back parts of a large building or tenant space. Generally the original tenant wants to keep the offices and front door.
         We have designed a new entry for just such a condition. The project that led to this design was made more challenging by the fact that it was an area where the finish floor was 5 feet higher than the exterior grade. The landlord didn’t want to lose any more space than absolutely necessary, leading SAA to develop this design. It used an exterior chair lift to accomplish compliance (It is important to note that this type of lift is only acceptable when retrofitting an existing building).

Exterior Renovations

Renovation work makes up a significant percentage of work in the fields of design and construction. A quick way to really improve a business's look is through an exterior renovation. More often than not a company is able to stay open for business while getting a new look. Definitely a win-win situation. Below are a few examples of related projects we here at SAA have completed.

Landover Logistics Center


 

The old Merchant Terminal Facility was an older 300,000 sf food storage building. The first phase was constructed in 1952 and the column spacing, clear heights, and refrigeration systems were economically obsolete. But the property benefitted from a superb location. The ownership team selected SAA because of our 35 years experience working in and with Prince Georges County.

Carlisle Evangelical Free Church


 

 

SAA was contacted by the Operations Pastor at Carlisle Evangelical Free Church. Here's some important history for that wise decision. SAA had previously worked with the Operations Pastor to bring a Maryland church project (with a blown budget) under control. SAA and Elkins Engineering developed a truly unique money-saving solution that saved the project. Carlisle had experienced similar problems with other teams that just could not honor the church's budget. SAA's client-centered approach honors our client in all ways, including budgets! SAA knew Carlisle Evangelical Free Church had an existing pre-engineered metal building and they didn't want another! SAA's experience and expertise with Tilt-Up concrete permits a design, which includes the quality and durability in a building the Church wanted, while staying within the budget. Construction began in August 2012, with the walls began going up in December 2012!

DST



SAA is honored to have this unique two-story, 14,000 sf office building selected for an important achievement award. Tilt-Up concrete allowed SAA to create a building with the Southwestern character the owner, DST, Sierra Vista, AZ, wanted while still designing and constructing a high quality and durable building.

Old Line Fine Wine, Spirits & Bistro


With a superb location on Route 1 in Beltsville, MD, our client has rented most of this building for another client seeking to create a large beverage store. Zoning permitted the combining of a restaurant with a package store. SAA has worked to develop plans to re-use much of the existing HVAC and other systems - keeping it real green and economical!

Innovation Park


 


What do you do when you have a landlocked 360,000 square foot space creating a significant and almost non-leasable area on your campus? Of course, you call SAA! SAA assisted this client in developing concepts designed to convert an interior green area into a useful loading and parking area. After working with BECO South to select the most appropriate solutions,we are pleased to announce that the design is nearing completion, and perspective tenants can see how they can create a great place to grow their business. Westphalia Church

SAA now has an insulated concrete, tilt wall panel, faith-based building for a client to check out for themselves. The pastor and chairman of this project's building committee drove to Charlotte, NC to actually see an insulated Tilt-up, faith-based building.  SAA currently has two other faith-based projects in the Maryland market currently in development!

Courtland Office Park


    Hagerstown, Maryland is home to this three-story building, which has been marketed so successfully to the medical community that a third building is under serious consideration. This building is located adjacent to the SAA designed corporate headquarters for Lyles Development.  Recall that Lyles Development is an innovative residential community developer and home builder. Lyles attractive tilt-up concrete two-story office building attracted attention right away.  Lyles started showing-off his building and a prominent medical practice in the area quickly decided that the building was just what the doctor ordered! Marketing of the other floors in the building have proven to be successful.
